Who handles paperwork and closing?

ONE NORTH SERVICES manages program education, follow-up, paperwork, and administration, so your workload stays light. There is no closing at this time since the property is being offered as a Lease-To-Own transaction with the option to purchase. Neither ONE NORTH SERVICES or the agent will be involved in the in the final sale (closing) of the property.

How will I know what to do? Am I left to figure it out?

You will be supplied with very detailed information on every aspect of our process. You will also have a contact phone number to get any additional questions you may need answered.

Will any of this be a conflict of interest in my duties of being an ethical agent?

No. For leads we send you from our in house marketing... We have property owners under contract to market their property as a Lease-To-Own transaction. The owner gives us the permission to market their property any way we see fit, including listing the property with a real estate agent. ONE NORTH SERVICES will list the property with the agent. ONE NORTH SERVICES will sign a listing agreement with the agent and the agent will represent ONE NORTH SERVICES NOT the property owner.

No. For the No Leads Program... You will simply do your marketing calls to FSBOs and expired listings the way you normally would. When the property owner tells you NO to listing their property with you now you have something to offer them. You simply send them to your referral website that we set up for you. That's it, you do NOTHING else. This is no different than when you would refer an owner to any other service like a mortgage broker or home inspector. We handle everything including answering all their questions about the Lease-To-Own program. We do this to purposely keep you at arms length so as not to create a conflict of interest. Once the owner is ready to offer their property as a Lease-To-Own transaction we will contact you to list the property. Then you will treat the transaction like leads from our in house marketing (explained above). Everything will be explained to you in detail.

Do I have to participate in the No Leads program?

No. The No Leads program is a no cost program and completely optional. However, why would you not want to utilize it when getting told NO to a listing when making marketing calls? We also pay an extra 0.5% commission on leads that come through your referral website.

However, if you choose not to do your own marketing calls AND you are highly motivated to aggressively market our listings, we will send you properties to list from our own in house marketing in the counties you work when available. Contact us for more details.

Can you give me an example of what my commission would be?

Sure. Keep in mind that we will be listing the property as for lease with the option to purchase NOT for sale. Normally in a lease transaction the agent would earn about one months lease payment as commission. We are only looking for agents that are truly motivated, know their market, and will aggressively market all properties we list with them. We expect this from all agents and compensate them very well, more than the industry standard. Keep in mind your work is very minimal. Contact the owner on our behalf, take pictures, list on the MLS, and show the home. No negotiation or paperwork.

As commission we pay 1.5% of the EVENTUAL sales price when the Tenant/Buyer exercises their option to purchase the property. For example if the option price is $450,000 your commission would be $6,750. This is from a lead from our in house marketing. You DO NOT have to wait until the Tenant/Buyer exercises their option to get paid, you get paid right away. WOW! Just for showing a for lease listing WITHOUT having do marketing to get it. For No Leads we give an extra 0.5% so your commission would be $9,000.

We also require the property to be listed on the MLS. Some agents are reluctant to do so with a for lease listing for fear of having to split commission with a referral from another agent. We will pay the referral fee up to 50% of your commission so you do not have to split your commission with the referral agent. Details on commission will be fully explained.
